Evergreen sits right against Kalispell. Creston, Marion and Olney are further out, half an hour and more, and past them the parcels back onto national forest.
Land.com and LandWatch list roughly a billion dollars of farm, ranch and land in this county, close to a hundred thousand acres of it. That is the market I spent most of twenty years appraising: soils, water, outbuildings, access.
Out here the questions change. A parcel under twenty acres generally needs a Certificate of Subdivision Approval covering wastewater, and the county wants septic approval before anybody drills, because the site decides where both can go. Then there is fire. Ask what the last owner did about it.
